Can I buy direct from the Factory?
a: Cavco does not sell directly to the public. You will need to find a licensed retailer in your area.
Where can I find pricing information on your homes?
a: All pricing comes from the retailer, as they need to factor the cost of set-up, finish work, construction on site costs, etc., that a manufacturer would not be involved in. You may use our web site to find a retailer in your area.
What states do you ship homes to?
a: Our three factories in Phoenix ship to the entire southwest including California, Arizona, New Mexico, Utah, Colorado and Nevada. Our Texas factory ships to Texas, Louisiana, Oklahoma and New Mexico
Can I make changes to my floor plan, such as kitchens, baths, etc.?
a: Yes, Cavco has in house engineering and design which enables us to customize your home by enlarging rooms, reconfiguring kitchens and baths and by making many other changes as you like.
Can I take a factory tour to see how the homes are built?
a: Yes, simply have your retailer make an appointment with one of our factories, and they will schedule an appointment for you to tour the plant with a Cavco representative.
Do you build to the modular code (UBC, IRC), in addition to the typical manufactured home (HUD code)?
a:Yes, Cavco is a leader in building residential Modular homes. Cavco also has the ability to take most of our models and convert them from a HUD code to a Modular code, if you prefer that option.
Basic Service Information
Cavco believes that the best way to provide product service to customers is by using a specialized approach where each Cavco manufacturing facility handles the service on the homes it builds, rather than having a central service group. Therefore, it is important to contact the proper facility to obtain service. The phone number you should call for service is on the cover of the Homeowner’s manual that came with your home. If you do not have a Homeowner’s manual, or you are unsure which facility built your home, the first seven digits of the serial number assigned to your home is a means of determining where it was built.

Your first step in obtaining warranty work is to call the selling retailer, as stated in the “Owner’s Obligation” part of the “Manufacturer’s One Year Limited Warranty”. It is up to the selling retailer to determine whether your request is related to work they provided or the construction of the home and the manufacturer. The manufacturing facility should only be contacted if the service issues are not adequately addressed by the retailer.
Manufacturer’s One Year Limited Warranty
Coverage Provided For Homes Built By Cavco Industries Inc;
Your new home, including the structure, plumbing, heating and electrical systems installed by the manufacturer, is warranted under normal use to be free from manufacturing defects in material or workmanship. Any such defects will be repaired or replaced at Cavco’s discretion. This warranty extends to the first retail purchaser and begins on the date of original retail delivery and extends for a period of one year from that date. This Warranty covers only those defects that become evident within the applicable warranty period, as set forth above, and where notice was given to the selling dealer or the manufacturer not later than ten (10) days after the expiration of the warranty period. The owner is responsible for normal maintenance as described in the Home Owner's Manual.
If a problem occurs which the owner believes is covered by this Warranty, the owner shall contact the SELLING DEALER, giving the dealer sufficient information to enable him to resolve the matter. Dealer’s Obligations
By agreement with the manufacturer, the dealer is obligated at no charge to the owner to repair or replace any parts necessary to correct defects in material or workmanship, or will forward the complaint to the manufacturing plant for resolution of the problem If the Dealer Does Not Resolve the Problem which the owner is convinced is covered by the Warranty, he should contact Cavco Industries Inc at the address on the cover and provide in writing a description of the problem and the attempts made to resolve it.
Manufacturer’s Obligations
Upon receipt of notice of a claim, where the dealer was unable to resolve the problem, the manufacturer will repair or replace any parts necessary to correct defects in material or workmanship, or will take other appropriate action as may be required.
CAVCO INDUSTRIES INC IS NOT BOUND BY NOR LIABLE FOR ANY AGREEMENT OR COMMITMENT MADE BY ITS EMPLOYEES, DEALERS OR AGENTS WHICH IS NOT IN ACCORDANCE WITH THIS WARRANTY. THIS IS THE ONLY WARRANTY MADE BY THE MANUFACTURER OF THIS MANUFACTURED HOME. THE MANUFACTURER HEREBY EXPRESSLY DISCLAIMS ALL IMPLIED WARRANTIES WHICH MAY ARISE BY THE SALE OF THIS HOME INCLUDING THOSE OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE EXCEPT AS TO THOSE COMPONENTS SPECIFICALLY WARRANTED HEREIN, AND AS TO SUCH COMPONENTS HEREWITH LIMITS THE APPLICABILITY OF SUCH IMPLIED WARRANTIES TO THE DURATION OF THE EXPRESS WARRANTIES CONTAINED HEREIN. SOME STATES DO NOT ALLOW LIMITATIONS ON HOW LONG AN IMPLIED WARRANTY LASTS, SO THE ABOVE LIMITATION MAY NOT APPLY TO YOU.
This Warranty gives you specific legal rights, and you may also have other rights which vary from state to state.
Some states do not allow the excluding or limitation of incidental or consequential damages, so the above limitation or exclusion may not apply to you.
Warranty Coverage
This Warranty Does Not Cover:
1. Any appliance, including, but not limited to, range and oven, refrigerator, dishwasher, furnace, washer, dryer, and garbage disposal. Appliances are usually covered by warranties from the manufacturers who made them. These warranties are included in the manufactured home owner's packet with the owner's manual or are located on the appliance itself. IN ANY CASE, CAVCO INDUSTRIES, INC. MAKES NO WARRANTY WHATSOEVER WITH RESPECT TO SUCH APPLIANCES, WHETHER SUCH APPLIANCES ARE OTHERWISE WARRANTED OR NOT.
2. Tires or brakes, furnishings, window coverings or carpet.
3. Deterioration from wear or exposure.
4. Any defect caused by abuse, misuse, neglect, carelessness or accident.
5. Any defect caused by alteration or modification of the home.
6. Any defect which would not have occurred if instructions in the owner's manual had been followed.
7. Loss of time, inconvenience, commercial loss, loss of use of the home, incidental charges such as telephone calls, hotel bills or other incidental or consequential damages.
The Following Acts will end the Warranty Period:
1. Sale or transfer of the manufactured home from the first retail purchaser to another. Cavco Industries Inc. extends this warranty only to the first retail purchaser.
2. Use or occupancy of the manufactured home by a household other than that of the first retail purchaser. The warranty does not extend to rented homes, or to those with absentee owners.
3. Removal of the home from the site at which it is first placed after purchase.
Disclaimer of Warranties and Limitations of Liability
There are no understandings, agreements, representations or warranties, express or implied, including warranties or merchantability or fitness for a particular purpose, other than those specifically set out by any existing contract between the parties. Any such contract states the entire obligation of seller. The contents of this document shall not become part of or modify any prior or existing agreement, commitment or relationship.
The information, recommendations, descriptions and safety notations in this document are based on Cavco's experience and judgment. THIS INFORMATION SHOULD NOT BE CONSIDERED TO BE ALL INCLUSIVE OR COVERING ALL CONTINGENCIES. If further information is required, the manufacturer should be consulted.
NO WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF FITNESS FOR A PARTICULAR PURPOSE OR MERCHANTABILITY, OR WARRANTIES ARISING FROM COURSE OF DEALING OR USAGE OF TRADE, ARE MADE REGARDING THE INFORMATION, RECOMMENDATIONS, DESCRIPTIONS AND SAFETY NOTATIONS CONTAINED HEREIN. IN NO EVENT WILL CAVCO INDUSTRIES BE RESPONSIBLE TO THE USER IN CONTACT, IN TORT (INCLUDING NEGLIGENCE), STRICT LIABILITY OR OTHERWISE FOR ANY SPECIAL, INDIRECT, INCIDENTAL OR CONSEQUENTIAL DAMAGE OR LOSS WHATSOEVER INCLUDING BUT NOT LIMITED TO DAMAGE TO OR LOSS OF USE OF HOME, ADDITIONAL EXPENSES, OR CLAIMS AGAINST THE HOMEOWNER BY OTHERS RESULTING FROM THE USE OF THE INFORMATION, RECOMMENDATIONS, DESCRIPTIONS AND SAFETY NOTATIONS CONTAINED HEREIN.
HUD Coded Homes Verses Modular Homes
This is a brief description of the differences between a HUD coded home and a Modular home. This brief outline is not meant to be all inclusive. Either home can be referred to as a manufactured home since they are both built at a manufacturing facility and shipped to the site, however, the term “manufactured” is usually reserved for a HUD coded home. Modular homes are sometimes referred to as “Factory Built Buildings” (FBB)
Modular – Modular buildings (residential or commercial) are constructed to prescriptive design requirements as set forth in various building codes which can vary from area to area. (i.e. – UBC, IBC, SBC, NEC, etc.) Modular buildings are built to the same codes that site-built structures are built to. A modular building can be designed to be set on the site with or without a steel chassis attached. Modular buildings can usually be placed anywhere. Most modular homes are set on a permanent foundation with stem walls and poured concrete footers.
HUD Code – Manufactured homes (residential only) built to the HUD 3280 & 3282 codes & standards dictated by Congress in 1974. Very flexible designs based on performance testing. The steel chassis on a HUD coded home must remain attached. A HUD coded manufactured home can be sold in any state in the country because it is a nationwide code which preempts local building codes. HUD coded homes sometimes require special zoning for placement. Manufactured homes are set with either pad & pier foundations or permanent foundations.
