2026 Innovative Housing Showcase
This year, Cavco debuted another innovative home on the National Mall: the Grande Arbor – the first HUD-code manufactured home built without a permanent steel chassis frame. The Grande Arbor features the double Grande suite, a floor plan built for multigenerational living.
Organized by the U.S. Department of Housing and Urban Development (HUD) in partnership with the Manufactured Housing Institute, the Innovative Housing Showcase is an annual public event that highlights designs and technologies to increase supply and lower costs for owners and renters. The 2026 showcase runs September 22–24 on the National Mall, drawing policymakers, industry leaders, members of Congress and the public to tour houses, attend panels and explore solutions to the nation's affordability crisis.
A New Kind of Housing Challenge
According to the Pew Research Center, about 22% of Americans, or more than 74 million people, live in multigenerational households. According to the National Association of Realtors, in 2024, nearly one in five homes was bought for multigenerational use – the highest share ever recorded. Aging parents, adult children returning home and the rising cost of maintaining separate households are driving this shift. Cavco built the Grande Arbor to support multigenerational living.
Meet the Grande Arbor: Two Innovations in One Home
The First HUD-Code Manufactured Home Without a Permanent Steel Chassis
The Grande Arbor is the first HUD-code manufactured home engineered without a chassis, which expands what factory-built housing can do and where it can be placed.
Building homes without a permanent chassis makes possible:
- Lower-profile installation with no steps or ramps required at entry
- Improved curb appeal that fits naturally into traditional neighborhoods
- Access to new markets, including urban and suburban communities previously difficult to serve
- Greater design flexibility, including the potential for multi-story construction
- Reduced material waste, with steel components available for reuse or recycling

Built for the Way Families Live Today
The Grande Arbor features two primary suites – each with a bathroom and walk-in closet – anchoring opposite ends of the home, connected by shared spaces.
"This floor plan creates a space where both bedrooms are primary suites, which is perfect for multigenerational living," said Saul Morales, floor plan designer. "Each suite has a bathroom, storage and privacy, with the shared kitchen and living room in the center of the home."
